A Pre-purchase Survey is ideal for most modern or traditionally built homes in reasonable condition. It provides a clear overview of the property’s general condition, highlights visible defects, and identifies issues you should consider before committing to the purchase.

A Residential Property Condition Survey offers the highest level of detail. It is recommended for older homes, larger or more complex properties, or houses that have been significantly extended or altered. It provides a deeper analysis of defects, potential risks, and likely implications.

If you’re unsure which level is right for you, I’ll guide you based on the construction type, age of the property, and your specific concerns.

Your report will be delivered within 3–5 working days of the inspection, as outlined in my Terms of Engagement.

If you need it sooner, an optional 24–48 hour turnaround is available for an additional fee. Just let me know when booking and I’ll do my best to prioritise your inspection.
 
Yes — even new homes can have defects, unfinished work, or issues that should be addressed before you take possession. A snagging survey gives you a clear list of items for the builder to put right, ensuring your home is handed over in the standard you expect.
 

Yes — absolutely. Every survey includes a brief follow-up call just after the inspection to let you know how it went, followed by another call after you have read the survey report, to talk through the key findings in plain English. You’re never left trying to decipher a report on your own.
