A Building Energy Rating (BER) Assessment provides an independent assessment of the energy performance of a property, in line with Irish regulations.
A valid BER certificate is a legal requirement when selling or renting a property and must be published in property advertisements. The assessment results in a BER rating and advisory report, which are registered with the Sustainable Energy Authority of Ireland (SEAI).
When is a BER Assessment required?
A BER Assessment is typically required where:
- A property is being sold or rented
- A BER certificate is required for marketing or compliance purposes
- A previous BER has expired or is no longer valid
- A lender, solicitor or managing agent requests an updated BER
A BER Assessment supports compliance with statutory requirements but does not assess the overall condition of the property.
