Understanding which type of survey you need can feel confusing, especially if you’re buying your first home. Two of the most common options are a Pre-Purchase Survey and a Advanced Property Survey. While both provide valuable insight, they serve different purposes.
Pre-Purchase Survey – for conventional homes
A Pre-Purchase Survey is suitable for most modern properties that appear to be in reasonable condition. It provides a detailed overview of the property’s condition, highlighting defects, areas of concern, and maintenance issues.
This type of survey is often appropriate for:
- Standard houses or apartments
- Properties built using conventional methods
- Homes with no major visible alterations
It’s a practical, cost-effective way to understand the condition of a property before buying.
Advanced Property Survey – for older or more complex homes
A Advanced Property Survey is the most detailed inspection available. It’s recommended for older properties, homes that have been significantly altered, or buildings where defects are suspected.
This survey goes further by:
- Investigating construction methods
- Explaining the cause of defects
- Highlighting repair options and priorities
- Offering tailored advice for future maintenance
If you’re buying an older home, a period property, or something that’s been extended or renovated, a Residential Property Condition survey is often the safest choice.
